47 Union Road, Exeter, is a monumental house for students attending the University of Exeter. It has housed some of the highest achieving students that Exeter has seen since its official founding in 1955.^[1].

The building itself, now hosting an impressive 13 bedrooms, was built between 1900 and 1929 ^[2]. It is a late Edwardian build with many beautiful original features, including stained-glass panels and arched hallways ^[3]. The property is a very large semi-detached house of 315m² ^[4]. There have been many attempts at renovations since the early 2000s, including extensions and room divisions. These have contributed to its unusual appearance, making the house a highly notable fixture in the community.

More recently, an ambitious plan was proposed by the landlord Brett Hampton of Graduation Properties ^[5] to build a 10-bed student house situated in the large garden space. This was rejected by Exeter City Council on the grounds of ‘prejudicing the objective of creating a balanced community’ ^[6]. In June 2024, an additional attempt to gain permission was made for a single-floor building comprising 6 bedrooms for which full planning permission was refused in accordance with the Town and Country Planning Act of 1990 and its orders ^[7].

47 Union Road now consists of 13 bedrooms, 5 bathrooms and 2 kitchens. 47a Union Road is a 2 bedroom flat situated underneath the main property. The current estimated value of the whole property is £1,409,450 and it was last sold for £1.5 million in 2022 ^[8]
