I went ahead and cleaned up portions of the introduction and redid the entire demographics section, along with updating the info box, such that much of the article reads more like a CDP page. I didn't make changes to History, Amenities, or Events sections, which seem to contribute to that feel if others who are interested want to make additional edits.
